HUD homes not as plentiful as years past - Buying a HUD Home
Back in 2007 to 2011, buying a HUD Home was great option for first time home buyers as well as investors. In fact, during that time frame, I probably closed on average, 70 HUD Homes a year. I called it "Buying a home right side up". Unfortunately, the world of HUD Changed and its a rare occurrence to see HUD homes come up for sale in Maricopa or Pinal County. I have seen HUD homes pop up in the West Valley more frequently than I see in the East Valley, not sure why either, This Glendale HUD Home features 3 bedrooms, 2 bathrooms and nearly 1400 square feet. This home was built in 1996 and is located just off 67th Ave and Greenway in the Rancho Mirage Estates. This home has vaulted ceilings, a rare two way fireplace that serves the living and dining areas. The kithen is large with a ton of cabinet and counter top space. Buying a HUD home does have its advantages, often times the list price is well below the market norm. In the past, they would provide the full inspection report and termite, which was fantastic as it saved the buyer $350-450 out of pocket cost. Your most memorable moment
There were quite a few memorable moments, I think I most appreciate her helping me to write a letter to the seller of the home I purchased. I knew she truly cared and wanted my children and I to find the right home. She was willing to go the extra mile to help us find a home, I will never forget that.
The moment you'd rather forget?
At closing, I was very sick and my nose was running all over the place :/ I had tissue in one hand, and a pen in the other hand and we made it through.
